Optimised EPC Ratings

The EPC rating must be calculated by an accredited Energy Assessor using an approved software tool such as the Simplified Building Energy Model (SBEM) or one of the approved tools developed by software vendors. Buildings are rated on a scale of 0 to 150 in bands A to G with A as the most efficient.

We are CIBSE accredited to use both DesignBuilder DSM and DesignBuilder SBEM to produce EPCs for level 3, 4 and 5 buildings. The DSM software must be used for more complex level 5 buildings, but can also be used with advantage for level 3 and 4 buildings. The advanced DSM software allows more features of a building to be accurately modelled which can result in an EPC rating which is better by one or more bands compared to those calculated with SBEM more


Our experienced energy surveyors collect the complete set of data required to calculate the rating. We do not use default values held within the software tools. Using the complete data set with the DSM software allows more accurate modelling  leading to an optimised EPC rating.

EPC ratings for Commercial rented properties

From 1 April 2018 the Minimum Energy Efficiency Standards (MEES) came into effect. From that date  landlords of non-domestic private rented properties (including public sector landlords) may not grant a tenancy to new or existing tenants if their property has an EPC rating  of  band F or G (shown on a valid Energy Performance Certificate (EPC) for the property).
